How much cash do I need before buying?

Start with the purchase price minus the confirmed loan, then add transaction charges, lender fees and a reserve for moving and ongoing costs. A down-payment percentage alone is not a complete purchase budget.

Does this calculator give me mortgage approval?

No. It estimates a scenario from the inputs and stated assumptions. A lender still needs to assess your evidence, credit profile and the property. Sending an enquiry through this website is not a mortgage application.

What is a reversion rate?

It is the rate or pricing formula that applies after an introductory period. A variable formula may use a specified EIBOR benchmark plus a lender margin. Ask about floors and reset frequency.

Compare initial and later payments →

Is the lowest initial rate always the cheapest option?

No. Later rates, lender fees, insurance and early-settlement costs can change the comparison. Compare the same amount, term and time horizon, including the remaining debt.

Compare two scenarios →

Can non-residents apply for a Dubai mortgage?

Some lenders have non-resident products. Acceptance, financing limits and documents vary. Confirm country of residence, income currency, employment and property eligibility with the lender before committing to a purchase.

How should a business owner estimate income?

Use sustainable personal income that a lender can verify, rather than gross business turnover. Ask which accounting period and evidence the lender will use.

Prepare a self-employed application →

Can I borrow the down payment through a personal loan?

The CBUAE mortgage framework requires the down payment to come from the borrower’s own resources rather than other borrowing. Ask the lender how to document the source of funds.

Check the funding rules →

Can I finance a property while it is being built?

Off-plan financing is a separate assessment. The residential framework sets a 50% financing ceiling, and banks may apply tighter project and construction-stage requirements.

What if the valuation is below my agreed price?

The lender may reduce the loan it is willing to provide. You may need more cash towards the purchase, in addition to fees. Check the finance conditions in your sale agreement before paying a deposit.

Which documents should I prepare?

The lender determines its own checklist. Identity, accepted income evidence, bank statements and deposit evidence are common starting points; business owners and non-residents may need additional records.

How does Islamic home finance differ?

The legal and contractual structure differs by product. Compare the actual profit-rate formula, payment schedule, takaful and early-settlement terms alongside the structure in the provider’s Key Facts Statement.

How do I compare switching my mortgage?

Use the outstanding balance and remaining term, then include the costs of leaving the old loan and opening the new one. Releasing equity changes the loan amount, so monthly savings alone can be misleading.

Does the rent-versus-buy result predict house prices?

No. It models the stated growth, rent, financing and cost assumptions over the chosen period. Future property values and rates may differ. The result excludes alternative investment returns and some transaction costs.

Review the model and assumptions →

Are Dubai fees the same as Abu Dhabi fees?

No. Use the relevant emirate’s official registration process and an itemised quote for the transaction. The calculator’s Dubai fee assumptions are not a quote for another emirate.

Use the Abu Dhabi checklist →

Where should I upload financial documents?

Use only the lender’s approved secure channel. Our enquiry form accepts questions and contact details; it is not a document-upload portal.
