Self-employed mortgages in the UAE

For a business owner, company revenue and personal borrowing capacity are different numbers. The useful starting point is income you can evidence and sustainably use for repayments.

Separate three figures

FigureWhy it matters
Business revenueShows sales, before operating costs and other obligations
Business profit and cash flowShows what may be available after running the business
Accepted personal incomeThe amount the lender is prepared to recognise for your repayment assessment

Prepare an evidence trail

Organise company ownership and licensing records, requested financial statements, business bank statements and the evidence connecting business income to your personal finances. Reconcile any differences between declared earnings, bank credits and personal drawings before you submit.

Emirates NBD's published home-loan guidance gives one concrete example: it describes a business operating-history requirement and requests company documents and audited reports. Those are that lender's requirements, not a universal rule for every UAE bank.

Make variable income understandable

Explain seasonality, unusually large contracts, one-off income and any recent change in profitability. The CBUAE framework calls for reliable, sustainable income in affordability assessment; an exceptional trading month should not be treated as a guaranteed monthly salary.

Before choosing a property

  • Ask which income period and averaging method the lender uses.
  • Confirm accepted business age, ownership structure and country of operation.
  • Check how personal and business liabilities enter the assessment.
  • Keep working capital separate from the cash needed for the property purchase.
  • Request the complete document list and the likely reassessment triggers.

Use the borrowing estimator with the monthly income a lender is likely to accept, not gross business sales. The result remains a scenario until your evidence has been reviewed. The document checklist helps organise the next step.
