How is your eligibility calculated?

Monthly Income

As a rule, your loan amount is usually capped at around seven times your annual income, and total monthly payments shouldn't exceed 50% of your monthly earnings.

Monthly Debt

UAE banks assess your Debt-Burden Ratio (DBR). It's the percentage of monthly income that goes toward debts (including future mortgage). They also factor in a rate buffer.

Down Payment

First completed owner-occupied homes use 20% for residents or 15% for UAE nationals up to AED 5 million. Higher-value, subsequent and investment properties need larger deposits. Fees are additional.

Frequently Asked Questions (FAQs)

A mortgage is a loan from a bank used to finance a property purchase. You repay the loan in monthly installments (principal + interest) over an agreed term, usually up to 25 years. The property itself serves as collateral for the lender.

UAE nationals, resident expatriates, and even non-residents can apply for a mortgage. Each category has different eligibility criteria regarding income, down payment, and documentation. We help you navigate these requirements.

Typically, UAE banks finance up to 80% of the property value for first-time UAE nationals, 75% for resident expats, and up to 70% for non-residents. The exact amount depends on your income, credit score, and existing debt obligations.

For UAE nationals, the minimum down payment is 15% for first-time buyers and 20% for additional properties. For expat residents, it's 20% for the first property and 25‑30% for subsequent ones. Non-residents generally need at least 40% down payment.

DBR (Debt Burden Ratio) is the percentage of your monthly income that goes toward debt payments (including the new mortgage). UAE banks require your DBR to stay below 50%. We help you structure your finances to meet this limit.

Yes, many UAE banks offer mortgages to self-employed applicants. You'll typically need to provide 2‑3 years of audited financial statements, bank statements, and a valid trade license. Our advisors connect you with lenders who specialize in self-employed profiles.

Common fees include: bank arrangement fee (~1% of the loan), property valuation fee (AED 2,500‑3,500), mortgage registration fee (0.25% of the loan + AED 290), and the Dubai Land Department fee (4% of property price). We provide a full breakdown upfront.

Pre-approval can be obtained in 1‑3 working days. Full approval and disbursement usually take 2‑4 weeks, depending on the bank, property valuation, and document readiness. Our team expedites the process by handling all queries on your behalf.

Yes, this is called refinancing. You can transfer your existing mortgage to another bank to secure a lower interest rate, release equity, or adjust loan terms. We compare offers from multiple lenders and manage the entire transfer process.

A mortgage advisor works for you, not the bank. We compare products from 20+ lenders, negotiate competitive rates, handle all paperwork, and ensure you get the best deal. Our service is often free – we are paid by the bank upon successful completion.
