Buying a home in Abu Dhabi
Build your mortgage budget around the actual property, your lender’s assessment and locally confirmed transaction costs.
Calculate a monthly payment · Compare renting and buying
Start with a payment scenario
AED 1,200,000 borrowed over 25 years at an illustrative constant rate of 4.5% gives a monthly repayment of about AED 6,670. Change the property price, cash deposit, rate and term to match your plans. Insurance and property running costs are separate.
Use Abu Dhabi costs, not Dubai assumptions
The calculator’s upfront-cost breakdown uses Dubai fee assumptions. Do not use those as an Abu Dhabi quote. Ask for the applicable sale registration, mortgage registration, valuation, bank and agency charges from the parties handling your transaction. Use Abu Dhabi Real Estate Centre (ADREC) and DARI to find current official property services.
Check the specific unit and ownership rights
Whether you are considering an apartment on Al Reem Island, a home on Yas Island or a property on Saadiyat Island, verify the exact title, ownership eligibility, completion status and any existing encumbrances. Eligibility can depend on the unit and your circumstances; a community name is not a substitute for legal checks.
A practical viewing checklist
- Request the current service-charge schedule and details of outstanding charges.
- Confirm what is included in the purchase price, such as parking and storage.
- Ask the bank whether it finances the property and how a lower valuation would affect your deposit.
- For a tenanted unit, understand the existing lease and the implications for your planned occupancy.
- Keep a cash reserve for fees, maintenance and moving costs after paying the deposit.
Resident or non-resident?
Tell the lender your residency status and source of income at the start. Documents, acceptable income, loan size and minimum deposit depend on the lender’s assessment. A calculator result does not establish eligibility or replace a formal offer.
