Non-resident mortgages in Dubai
Buying from outside the UAE adds a second planning task: arranging a mortgage and a property transfer while your income, banking and documents may be overseas.
Start with lender acceptance, then the property budget
Some UAE lenders offer home loans for non-residents, but acceptance depends on their current policy and the individual application. Ask about country of residence, income currency, employment type, property eligibility and minimum loan size before treating any advertised rate as available to you.
A practical cash scenario
For a property costing AED 2,000,000, an illustrative 60% loan-to-value assumption means a loan of AED 1,200,000 and a deposit of AED 800,000. At a constant 4.5% over 25 years, repayment would be approximately AED 6,670 monthly. At 50% financing, the deposit would instead be AED 1,000,000. Neither scenario is a bank offer; actual permitted terms may be shorter.
Purchase fees sit on top of that deposit. Confirm transfer charges, lender and valuation fees, any required account balance, insurance and currency conversion costs. Our mortgage calculator lets you test the offered loan and term.
Keep currency risk visible
If your income is in another currency, the same AED instalment can cost more in your home currency after an exchange-rate movement. Compare your budget at today's conversion and a less favourable conversion. Keep international transfer delays and fees in the completion plan.
Document and completion questions
- Which proof of income, bank statements and overseas tax or business documents are accepted?
- Are translations, certifications or original documents needed?
- Must you attend in person or can an approved representative act?
- Which UAE account and repayment arrangements are required?
- Can the specific unit be financed and who obtains the valuation?
Ownership and finance are separate checks
Confirm that you can legally acquire the specific property interest and that the lender will finance it. A property's availability to foreign buyers does not establish mortgage eligibility. For Dubai, verify the transaction and title through the relevant Dubai Land Department services.
