Islamic home finance in the UAE
Compare the full agreement and payment schedule when considering Islamic home finance. A profit-rate headline alone does not explain the structure, future payments or all costs.
Understand the structure offered
As an example, Emirates Islamic describes its home-finance product using Ijarah: the bank purchases the property and leases it under an agreed payment plan. Its published information describes a construction-related structure separately. Other providers and contracts may differ, so ask which structure applies to your transaction.
Fixed and variable payments still need comparison
An Islamic home-finance agreement can have fixed and variable pricing features. Where profit is linked to EIBOR plus a margin, confirm the benchmark tenor, reset frequency, floor and margin. Ask for a payment example after the initial period and at a higher benchmark level.
Put these items side by side
- Amount financed and your own contribution
- Initial profit rate, fixed period and later pricing formula
- Monthly payment including any supplementary rental or takaful component
- Processing, valuation and registration charges
- Partial-payment and early-settlement provisions
- Responsibilities for ownership, maintenance and insurance under the agreement
- Terms governing transfer of title and the end of the arrangement
Use the calculator for the part it models
A reducing-balance calculation can help compare an illustrative financing amount, rate and term. It does not reproduce every contractual feature of an Islamic facility. Takaful, fees, daily profit calculations and other agreement-specific items can change the actual schedule.
Use our rate comparison tool to see how a later rate changes the estimated instalment. Then compare the lender's Key Facts Statement and formal payment schedule. Direct questions about Shariah certification and the legal structure to the provider's published product information and appropriate advisers.
